DO NOT WAIT FOR A HOME INSPECTOR TO TELL YOU THAT YOU NEED A CHIMNEY INSPECTION!

As a matter of course, real estate agents routinely call for home inspections when representing buyers. As diligent as home inspectors are, they are not qualified to perform fireplace and chimney inspections. All they do is a cursory inspection which will not stand up when you buy a home then find something is wrong with the fireplace. They may tell you there is a crack in the fireplace and use terms like “cosmetic” or “structural” but not give you an accurate assessment of the problem. What if the “cosmetic” crack is a structural crack that necessitates a rebuild? What if the “structural” crack is really only a cosmetic crack and it causes the loss of a home sale? You can see why a accurate and professional evaluation is of utmost importance. It is best to have a chimney professional with expertise resolving the issues at hand. For the buyer, by having a proper analysis of the situation means you will not have unexpected expenses that can possibly go up into thousands of dollars for repair of a chimney, or repairing a fireplace. There is nothing more upsetting than getting into a new home and have unnecessary expenses arise that could have been easily prevented. On the other hand, for the seller it is very frustrating to find out about repairs at the most stressful time of selling your home. These unexpected expenses may cause the loss of a home sale. For the realtor, it is your responsibility to your client to make sure that you protect their best interests, which is not only a financial concern, but a safety issue. You want that experience to run smoothly for all parties involved and to protect your reputation thus bringing you future clients. What steps are needed for full disclosure protection of the client, agency, and you? In regards to the real estate industry, the National Fire Protection Association’s NFPA 211 standard for chimneys, fireplaces, vents, and solid fuel burning appliances answers that question. NFPA’s 211code 11-5.1.1 states that a Level II inspection is to be preformed: “Upon sale or transfer of the property or after a major event such as an earthquake.” Copies of this code book may be obtained at www.nfpa.org. This is due to obvious reasons- an occurrence that could move the crust of the earth can make cracks in a fireplace which can lead to a house fire. A chimney fire would also require an inspection prior to resuming use of the chimney. This is because when temperatures rise so high they can crack a clay liner, cement liner, or disrupt a metal flue pipe. This too can lead to a structural fire. So this leads to the questions what type of inspections should I have?
